Bemus Bay is a year-round resort condominium project located on Chautauqua Lake in the charming Village of Bemus Point, NY

The buildings are designed in a Victorian style to reflect the character of three historic hotels that werre once located on the site around the turn of the 20th Century. The design features include covered front porches, historic detailing, and octagonal balcony elements recalling one of the historic hotels previously on the site.

Bemus Bay includes 40 condominium homes, each with parking garages, unobstructed views of the lake from porches and decks, and a reserved marina slip for summer recreation activities. The homes range in size from 1700 to 2200 square feet of living space.

The project includes an innovation storm water/ grey water/ fire protection system, and "rain gardens" by which all rainwater run-off is retained on-site and returned to the lake after natural filtration.
