On most institutional projects, cost and funding come first. The design is sized to the money that actually exists.
Buildings that have to answer to a board, a budget, and the people who use them every day.
The firm’s public and commercial work runs from a county court building and a university student union addition to a downtown theater, a town hall, a utility, churches, storefronts, and a resort hotel. Most of it sits in Chautauqua County, where the firm has drawn buildings for the county, the city, the Institution, and the school and church boards that keep the region running.
This kind of work is reviewed by real boards: planning boards, zoning boards, historic districts, and state agencies, often several on the same project. The firm designs with their standards in mind from the start and handles the presentations and the paperwork, so the client is not the one standing in front of the board.
Budgets are real too. A feasibility study comes first on most institutional projects: what the building needs, roughly what it would cost, and what grants, tax credits, or energy incentives might carry part of it. The design that follows is sized to the money that actually exists.
